Former garage site derelict for more than 20 years to be new housing development

Worcestershire commercial property agents John Truslove have brokered a deal which has resurrected an area of land in Upton Snodsbury that has lain derelict for over 20 years.

The land previously housed Wood view Cottage and Wood view Garage on the Worcester Road which runs through Upton Snodsbury.

The 1.33 acre site which was last used as a local garage and filling station over two decades ago was purchased by Redditch-based entrepreneurial development company Rede Woods who cleared the site for development and obtained planning permission for nine properties.

The site has now been purchased by a new developer Owl Homes Ltd, a new and expanding Tamworth-based developer. Owl Homes plans to develop a range of three- and four-bedroom properties once the local authority have approved the submitted non-material amendment to improve the parking situation.

The sale is the latest in a series of land deals arranged by John Truslove in recent months.

Joint managing director Ben Truslove said: “This is typical of the kind of deal that can be struck by hungry young developers for sites that are of no interest to the big national players. While smaller sites in each case, they add up to a significant land bank that can help towards solving the UK housing shortage.

“We are very keen to work with landowners and entrepreneurial developers like Rede Woods and Owl Homes Ltd to find a solution that is acceptable to planners and which further boosts the range and selection of local housing provision.”

Owl Homes was established in 2015 and currently has nine sites in the pipeline with a number of new opportunities under way.

Technical director Jason Bennett advised that Owl Homes has ambitious plans to boost their house building programme to a regional base delivering approximately 500 homes a year within their five year plan with a view to growing another region in the future delivering both private housing and partnership housing.
