What is the Early Bird Scheme?
With Early Bird, you can be first in line for your chosen home before we release it for general sale.
For a fully refundable £99, you’ll get first refusal on your chosen plot. Then, as soon as the price is released, we’ll come to you first and give you the opportunity to decide if you’d like to go ahead.
If you do, we’ll move onto the usual reservation process without putting the home on general sale.
And if the price isn’t right for you? No problem. Just let us know and we’ll refund your £99 in full.

Hear from us first
When we’re ready to release your plot and confirm its price, we’ll get in touch with you before putting it on general sale.
Make your decision
If you’d like to go ahead, we’ll take you through the normal reservation process and the plot won’t be released for general sale.
If you decide it’s not the one for you, your £99 Early Bird fee is fully refundable.

How much does Early Bird cost?
It costs £99 to Early Bird your chosen plot.
Is the £99 refundable?
Does Early Bird mean the home is reserved?
Not quite. Early Bird gives you first refusal before your chosen plot is released for general sale. If you decide to go ahead once the price is confirmed, we’ll then take you through the usual reservation process.
Can I Early Bird more than one plot?
You can Early Bird one plot at a time.
Are there any eligibility requirements?
No. If Early Bird is available on the development and plot you’re interested in, you can use it. If you decide to proceed with the purchase of the home, normal reservation requirements and eligibility checks will be completed.
What if I don't want to go ahead when the price is released?
That’s absolutely fine. There’s no obligation to buy. Let us know you don’t want to proceed and your £99 will be refunded in full.

Terms and conditions of Assisted Move Scheme
- We instruct independent valuations from two registered local high street estate agents. If you have a preference for which agent you’d prefer, we’re happy to include them.
- The valuation is based on achieving a sale within 6 – 8 weeks
- If there is more than a 5% difference in valuations, a third valuation will be instructed and an average selling price will be offered
- Once the valuation selling price is confirmed, we allow 48 hours for you to accept the selling price of your home.
- We do not hold the Owl home until you have accepted the valuation selling price of your home and paid the reservation fee.
- Once your reservation is confirmed, we will hold your preferred Owl home for a period of 6 weeks, while we work with the estate agent to secure the right offer for your home
- We review progress at the end of 4 weeks If you have accepted an offer for your home, we will confirm your full reservation and issue contracts to your solicitors
- If you have not received or accepted an offer within 4 weeks, we will identify any actions to increase viewings and secure an offer. This may include produce reduction in order for us to extend the offer for an additional 2 weeks. If you prefer not to take additional action, we will cancel your reservation and refund a percentage of the reservation fee you paid
- Properties that may not qualify for this programme include commercial property or residential homes above commercial property.
- We reserve the right to withdraw this promotion at any time
- The agreed estate agents commission for promoting and selling your home will be paid by Owl Homes provided your reservation progresses to exchange of contracts.
- In the event that you cancel your reservation, any fees due to the estate agent will be your responsibility to pay.
