We want you to feel confident in your new home, not just on the day you move in, but for the years ahead. That’s why every Owl home comes with a 10-year NHBC Buildmark warranty and insurance policy, giving you added protection and peace of mind.

The first two years in your new home

For the first two years of your policy, we’re here to put things right if something covered by your warranty doesn’t meet NHBC requirements. Our Customer Care team will be your first point of contact and will work with you to resolve any covered issues.

Years three to ten after moving in

For the remaining eight years, your NHBC Buildmark policy provides insurance cover for certain problems with your home, including damage caused by defects in specified parts of the property. Cover is subject to the terms, conditions and exclusions of your individual policy.

You’ll receive full details of your Buildmark cover when you buy your home, so you’ll know exactly what’s covered and who to contact if you ever need support.

During the first two years of your NHBC Buildmark policy, Owl Homes is responsible for putting right defects or damage covered by the builder warranty that do not meet the applicable NHBC requirements. Your policy documents explain exactly what is and isn’t covered.

From years 3 to 10, certain parts of your home are protected by NHBC Buildmark insurance. This provides cover for specific types of damage and defects, subject to the terms, conditions, limits and exclusions of your policy. You can find full details on the NHBC website.

No. Your warranty isn’t a replacement for the normal care and maintenance every home needs. General wear and tear, routine maintenance and some homeowner-caused damage won’t normally be covered. If you’re unsure whether something is covered, speak to our Customer Care team and we’ll point you in the right direction.

It’s normal for a new home to dry out and settle during its first year, and you may notice small cracks appearing as this happens. These are usually nothing to worry about. Your homeowner information will explain how to look after your home as it settles and when you should contact us about a crack.
